What this template measures

This template measures a build the way a commercial manager reads one. What it costs per unit, how many hours it's absorbing, and whether it's running to plan, with the quality and safety record sitting alongside. Square Meter Cost and Cost Per Km / Mile carry the unit economics, so a vertical build and a linear one each get priced against something comparable rather than one lump figure.

The middle of the set is effort against plan. Construction Hours to date sits next to Projected Construction hours, and the gap between the two is usually the first sign a job is drifting. Construction schedule variance then states that gap in the language a client actually uses, which is time.

The rest keeps those numbers honest. Defects Found counts what the client picks up, Defect rework cost puts a price on fixing it, and Safety: Reportable Incidents sits on the same screen as output on purpose. A project that hits its hours by cutting corners tends to show it here first. That's why the set travels together. Read any one of them on its own and the job looks better than it is.

Who uses it

Setting targets

Set almost none of these from an external number. Square Meter Cost, Cost Per Km / Mile and Defect rework cost depend on build type, region and specification, so run them across a project or two, take the result as your baseline and target a direction from there. Construction schedule variance and Safety: Reportable Incidents are the exceptions. Both aim at zero, and with safety what matters is catching a trend early rather than the target itself.

For everything else, direction beats absolutes. Defects Found should trend down. Construction Hours to date should track at or under Projected Construction hours at each stage. Common mistakes to avoid

  • Importing everything, then entering data for two of them. Pick the KPIs someone will genuinely act on, delete the rest, and add them back when there's a reason to. A board of empty charts teaches people to ignore it.
  • Construction Hours to date with no Projected Construction hours behind it. One number is a fact. Two are a variance, and only the variance tells you anything.
  • Counting Defects Found but never pricing them. Defect rework cost turns a quality conversation into a cost conversation, and cost conversations get funded.
